Registered Spanish abogado (lawyer) · ICAM 108020
We're with you when you buy on the Costa Blanca,
from 484 € (VAT included) and with no surprises
A Spanish abogado (lawyer) handles all of it: the checks on the property, the contract, the notary, your taxes and registering the title at the Land Registry. Fixed price from day one.
We can deal with you in Spanish, English, French, German, Dutch, Czech, Polish, Swedish, Norwegian, Russian and Ukrainian.
How it works
Three steps. You can take each one on its own; all three together always work out cheaper.
We check the property
Who really owns it, what debts or charges the property carries and whether it can legally be sold. You get it in writing, with our recommendation.
€484VAT included
We file your taxes
We prepare them and file them ourselves with the tax office and the town hall. No gestoría in the middle — the admin agency most Spanish firms go through.
€193.60VAT included
We register the property in your name
We take it to the Registro de la Propiedad (Land Registry) and deal with whatever the registrar asks for. Until it is registered.
€133.10VAT included
All three together: €750.20
Always cheaper than buying them separately.
Prices are for a property worth up to €150,000. Above that they rise in brackets, and the calculator gives you the exact figure before you commit to anything.
Worth knowing before you sign
If the seller does not live in Spain, you have to withhold 3%
It is your obligation, not the seller's: you hold back 3% of the price and pay it to the tax office within one month of the sale. If that is not done, the debt stays attached to the home you have just bought.
It is not small print and it is not an extra: it is included and we file it for you. We say so here because a lot of people only find out after they have signed.
The real deadlines
- 3% withholding
- 1 month
- Purchase tax (ITP)
- 30 days
- Plusvalía municipal (local land-value tax)
- 30 days
We hold colaborador social status with the Agencia Tributaria (the Spanish tax office) — the official standing that lets us file for you. We file directly.
What is it going to cost you?
No sign-up and no email address. The price you get here is the price you will pay.
1. How much does the property cost?
Drag the slider or type the exact figure. The prices below update straight away.
Bracket 2/6over €150,000 and up to €250,000
2. What do you want us to do?
3. Shall we pay on your behalf? (optional)
By default we don't take your money: you pay everyone directly. Only if you ask us here do we handle the payments, with money on account held in a client account separate from ours, and every payment comes with its receipt.
Our fees
€955.90VAT included
You will also have to pay
None of this is ours: you pay it directly to whoever it is owed to, unless in step 3 you ask us to pay it on your behalf.
- Purchase tax (ITP)
- €22,500
- Notary
- at statutory rates
- Land Registry
- at statutory rates
The tax is an estimate at the Comunitat Valenciana rates (Ley 5/2025): 9%, or 11% on the whole amount if it exceeds €1,000,000. It can be lower if you qualify — by age, or with familia numerosa (large family) status, for example. We work out the exact figure before you sign.
Why we cost less, put plainly
The going rate on this coast is around €1,500 plus VAT. We charge less for two reasons, and neither of them is that we do less work.
We neither pay nor take commissions
We have no arrangement with any estate agent or developer. Nobody pays us for sending clients their way, and we pay nobody for recommending us. We work only for you.
If the seller recommends a lawyer to you, ask that lawyer whether they are paid for each client the agency sends them. The answer tells you who they work for.
We do the paperwork with our own software
The abogado (Spanish lawyer) handling your case is also a software engineer, and he built the platform we use. What others do by hand, our software does.
That saving is what we pass on to you. The legal work is exactly the same.
Your money doesn't pass through our account, unless you ask
By default you pay the deposit (arras) to the seller, the notary's fees to the notary, the taxes to Hacienda (the Spanish tax office) and the fees to the Land Registry: you, directly. If you would rather we paid, you ask when you hire us: you transfer money on account to a client account separate from ours, every payment comes with its receipt, and at the end we account for everything and return whatever is left.
Check before you hire
On this coast there have been cases of people claiming to be abogados (Spanish lawyers) when they were not. Checking is free and takes a minute: do it with us, and do it with anyone else.

Frequently asked questions
Can the price go up halfway through?
No. If your case turns out to be more than we quoted for, we tell you before we take it on and you decide. You will never get an invoice you were not expecting.
Do I have to be in Spain to sign?
You do not need to be. You can give us a power of attorney before a notary in your own country, with an apostille, and we sign for you. We explain how it is done, in your language.
What if the Land Registry raises objections?
We sort it out, and it is included. It is common for the registrar to ask for a correction; the job is not finished until the property is registered in your name.
What language will you deal with me in?
Yours. We deal with you in all eleven languages on this site, from start to finish: the documents, the explanations and the answers. In Spanish and English the abogado (Spanish lawyer) speaks to you himself; in Czech, Slovak and Polish, the co-founder.
Do I pay through you?
Only if you ask. By default we neither receive nor send money on your behalf: you pay the seller, the notary, Hacienda (the Spanish tax office) and the Land Registry directly, and you pay us only our fees, with an invoice. If you would rather delegate the payments, you choose that in the price calculator: you transfer money on account to a separate client account, we pay on your behalf with a receipt for each payment, and at the end we account for everything and return whatever is left.
Tell us about your case
We will tell you what it costs and how long it takes. No commitment, and the abogado (Spanish lawyer) replies himself.
